The Purchase Process

Sales

Your relationship with Carolina Homes begins with your sales representative. You will meet this friendly and knowledgeable person when you visit any of our show home locations, and this individual will start you on the path to creating the ideal space for your family. As you tour our inspiring show homes, you can begin to think about which space will be best for your family, and the sales representative will be able to provide you with the details you need to finalize your selection. They will help you begin the process of getting your mortgage approval, and assist you in choosing the home and options that best suit your needs.

Pre-Construction Timeline

First Meeting - Write up the contract, discussion between sales rep. and mortgage company, mortgage approved and rate guaranteed until possession.

Second Meeting - Select interior colors and flooring, review the selection sheet, review blueprints, provide second deposit.

After the Meetings - Blueprints are submitted for construction (construction begins approximately 4-6 weeks from this point). Quick possession homes will already be under construction.

Construction Timeline
Single Family

Foundation Stage ~ 20-31 Days - Staking out of lot, locates, basement excavation, plumbing trench, electrical trench, foundation cribbing, concrete footings & walls poured, concrete cure time, city foundation inspection, backfill foundation.

Framing & Rough-In Stage ~ 17-30 Days - Main house framing, windows & doors installed, plumbing, HVAC, electrical, and communications rough-in, optional: fireplace, vacu-flo, security rough-in, city framing & rough-in inspection.

Insulation & Drywall Stage ~ 11-20 Days - Insulation installed, drywall loaded, install drywall, roofing completion, attic insulation, taping, ceiling texture, taping sanded, exterior siding start.

Finishing Stage One ~ 12-20 Days - Prime the walls, sub-floor installation, finish carpentry, cabinet delivery and installation, drywall touch-up, final paint, optional: fireplace facing, rail installation.

Finishing Stage Two ~ 8-20 Days - Flooring installation, plumbing, HVAC, electrical, window final, cabinet tune-up, mirrors and shelves install, appliance delivery.

Home Completion ~ 12 Days - Final paint touch-up, construction clean, city occupancy inspection, orientation meeting at your new home.

Multi Family

Due to the magnitude of construction involved in this style of project, the timeline structure is more in depth than single family. Construction of the main building must reach a certain point before your unit's construction can begin. Work on your unit, and the finishing of the main building will overlap at this point.

Foundation Stage (Main Building) - Staking out of property, locates, basement excavation, plumbing trench, electrical trench, foundation cribbing, concrete footings & walls poured, city & engineer foundation inspection, backfill foundation, in-slab plumbing, concrete slab poured, concrete cure time.

Framing & Rough-In Stage (Main Building) - Main building framing, windows & doors installed, plumbing, HVAC, electrical, communications rough-in, roofing, siding, exterior trim, decks & railing, sprayfoam, firechaulking, upper floor in-slab plumbing & concrete slab poured, city & engineering framing and rough-in inspection.

Insulation & Drywall Stage (Unit) - Insulation installed, city & engineer inspection, drywall loaded, install drywall, HVAC, electrical, attic insulation, taping, ceiling texture, taping sanded.

Finishing Stage One (Unit) - Prime the walls, sub-floor installation, finish carpentry, cabinet delivery and installation, drywall touch-up, final paint.

Finishing Stage Two (Unit) - Electrical & lighting installation, flooring installation, plumbing, HVAC, window final, cabinet tune-up, mirrors, shelves & blinds installation, appliance delivery.

Home Completion (Unit) - Final paint touch-up, construction clean, city occupancy inspection, orientation meeting at your new home.
